Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as determine maintenance needs to keep the home’s systems in good working condition. After the inspection, you will know more about the house which will aid in the decision making process.
If you already are a homeowner, a home inspection can identify potential future problems while they are still in the early stages and suggest preventive measures that may help you avoid costly repairs.

The home inspection includes examining over 500 elements within and around the home. It is a visual evaluation of the home’s systems and components using a systematic approach and an assessment of mechanical systems using normal operating controls. We will be looking at the functionality of each system, potential fire and safety concerns, and major component deficiencies. This includes: Exterior finishes and grounds, Roof coverings, Structural components, Heating and Cooling systems, Plumbing system, Interior components and finishes, and the Kitchen appliances.
After the inspection, you will be emailed an electronic report that is clear, concise, and easy to understand. The report will include a description of the home’s components, identification of major deficiencies, recommendations for corrective actions, and limitations of the inspection. There will be photos, illustrations, and website links to help explain any deficiencies that are encountered during your home inspection.
Don’t be nervous. No home is perfect. Homes were built by imperfect people with imperfect materials. If problems are identified, it doesn’t mean you should or should not buy the house, only that you will know in advance what to expect. If your budget is tight, or if you don’t want to become involved in future repair work, this information will be important to you. If major deficiencies are found, a seller may agree to make repairs. This may provide you negotiating leverage.
The day of your inspection, the inspector will start by inspecting the exterior of the home. He will then move to the interior of the home. He will visually inspect the readily accessible structural, insulation, and ventilation systems. He will then review the major electrical and mechanical systems along with the ancillary components throughout the home’s interior. The roof and crawl space (if applicable) will then be evaluated. Each home’s layout is different so the inspector’s path may vary.
How Long Does An Inspection Take? When Should I Expect To Receive My Report?
A typical home inspection takes between 3 to 4 hours to conduct. This duration can sometimes can be more or less depending on the age, size, and condition of the home and property. An electronic written report will be provided via email within 24 hours of the completed inspection.
Do I Need To Attend My Inspection?
It is optional as to whether or not you attend the home inspection. The process can be educational and help you better understand the systems of your home. Some clients decide to come at the end of the inspection or schedule a follow-up call once they receive the inspection report. If you decide to participate during your inspection, feel free to observe and ask questions as you learn about the condition of the home and how to better maintain it.
Safety Precautions
For your safety, we ask that you do not climb on ladders, walk on roofs, or enter into crawl spaces with the inspector. If the inspector discovers a deficiency in any of these areas, he will provide you the necessary information in his inspection report and review with you at the end of your inspection.
Allow the inspector to perform a more complete inspection by assisting with the following:
- Coordinate with your realtor or the current home owner to schedule the day and time of the inspection.
- Please be courteous and not only notify your inspector ahead of time to let him know you’ll be attending but also be on time for your scheduled inspection.
- Dress comfortably.
- Make sure the utilities are on (water, electric, gas, etc.) so that mechanical systems can be properly evaluated.
- If your family will be attending the inspection, please respect that you all are in someone else’s home.
- Children should be closely monitored during the inspection for their own safety.
- We love pets but please secure them for everyone’s safety.
- Make sure there is plenty of access around the HVAC unit(s), electrical panel(s), and hot water system.
- Remove any unnecessary storage items so that there is better access and visibility to areas of the home.
- Provide access to the attic, basement, and crawlspace (if applicable).
